Pull up two real estate sites and search Burkburnett home prices for the same month, and you will get two different stories. One shows the market falling hard. The other shows it rising. Neither is wrong. Both are describing a town where the math behaves differently than it does almost anywhere else in North Texas, because of who is doing the buying just up the road at Sheppard Air Force Base.

If you are comparing Burkburnett against other towns near Sheppard Air Force Base, that contradiction is worth understanding before you trust either number on its own.

The Same Month, Two Different Markets

In March 2026, Redfin reported Burkburnett's median sale price at $155,000, a drop of 21.3 percent from the year before. Price per square foot fell even harder, down 23.8 percent to $93. A meaningful share of the people buying homes in Burkburnett are active-duty service members using VA loan benefits, and the financial logic for those buyers is different from a typical civilian purchase. Basic Allowance for Housing at Sheppard can realistically cover a full VA loan payment with zero money down and no PMI, which means the buying decision often isn't driven by whether prices are up or down that quarter. Burkburnett draws more of this traffic than some neighboring towns because of geography. On base itself, family housing is privatized and managed by Balfour Beatty Communities, so families who choose to live off base and buy in town are often doing so deliberately, not by default.

That creates a buyer pool that shows up in clusters tied to the Air Force's own training and reassignment calendar rather than spreading evenly across the year. Summer PCS season brings a wave of both incoming buyers and outgoing sellers as families rotate in and out on new orders. That seasonal clustering is a second reason a market this size produces lumpy, hard-to-compare monthly numbers. It isn't twelve independent months. It's a few dense months and several quiet ones.

What This Means If You're Comparing From Outside

If you're weighing Burkburnett against other towns near the base using an online estimate alone, treat any single month's year-over-year percentage with real skepticism. A 21 percent swing in a market moving 9 to 14 homes a month is a statement about which specific houses closed, not a referendum on the value of a typical Burkburnett home.

A more reliable read is the price band data, which holds up better across both sources: ranch-style homes in town generally run $150,000 to $300,000, with larger contemporary builds landing between $325,000 and $500,000. On a $205,000 home with 20 percent down and a 30-year fixed rate near 6.31 percent, principal and interest lands around $1,020 a month before taxes, insurance, and HOA. That figure moves with rates, not with whichever nine homes happened to close last month.

What This Means If You're Selling Into It

If you're pricing a Burkburnett listing, the aggregate median is close to useless as a pricing tool. What matters more is understanding your actual buyer pool. A large share of it will be financing through VA loans, arriving on a timeline set by military orders rather than market conditions, and won't be shopping the way a typical move-up buyer shops. That buyer isn't watching Redfin's monthly percentage change. They're watching their report date.

Timing a listing to land ahead of the summer PCS wave, when incoming families are actively searching within a tight window, can matter more than trying to read a market signal that a nine-sale month can't reliably produce anyway.

A Few Questions Worth Asking Before You Trust Either Number

Is Burkburnett's housing market actually cooling, or is this noise? Both, to some degree. Statewide Texas home prices have been softening for over a year, so some real cooling is baked in. But the size of Burkburnett's reported swings, from a 21 percent drop to a rolling gain within the same season, is mostly a function of how few homes trade hands here each month.

Should I trust the automated estimate on a national listing site? Treat it as a starting point, not a conclusion, especially in a market this thin. Cross-check against the price band a home actually falls into and how long comparable homes have taken to sell, not just the headline percentage.

Does PCS season really change when I should list? It changes who is looking. A concentrated wave of incoming military buyers with financing already lined up is a different audience than the trickle of local move-up buyers you'd see in a quiet month, and it's worth planning around.
